A Guide to Buying your property privately

Buying a property overseas is a very exciting prospect, be it for holidays, investment or a complete re-location.

We suggest that your approach to buying a property in Spain should be no different to buying a property in the UK. Its all too easy to jump on a plane with your deposit in hand and leave your good judgement behind.

Set a budget limit:
Establish what you can afford. If a mortgage is required, get this approved in principle whilst you are looking for a property, this will save time later and may even stop you losing that 'bargin'

Finding a Property:
First think about why you are buying the property is it for a holiday home, re-location, investment etc.

If the property is to be used as a holiday home for yourself, your friends and family, the question is simply: what do you want to do on holiday? Beach, golf, pool, nightlife, quiet or lively.

If you plan to rent out your property, then you have more chance finding tenants if your property offers what tourists generally want, sun, sand, sea and lots to do in the evening.

But if however your property is for permanent living then no matter how much you like sun, sea and night clubs, what you enjoy for a two-week holiday may be very different from what you want permanently. What is the area like, can you get a job there if you need one, if you don't speak Spanish, do the locals speak English, what about shops, hospital, schools? Do you have young children?

What about hobbies, things you like to do, are they available in the area?

There is a lot to consider when you are re-locating.

Before you view any potential properties, take a short drive or walk through the area, maybe re-visit at different times of the day.

Viewing a property:
Once you have found a property on the website that you like, the only way to know if it is what you really want is to go and take a look at it.

Complete the contact page and your details will be passed directly to the owner to arrange a viewing.

When viewing the property take as much in as possible and if you like it but have any doubts after you have left, ask if you can have a second viewing to iron out any queries, take measurements to ensure your furniture will fit etc.

Ready to make an offer:
If you would like to make an offer for a property advertised on Wisebuy Overseas website then you must contact the seller directly.

Make sure that you and the seller know exactly what the offer is for, make notes of the price offered and what, if anything, is included in the sale, ie. Furniture etc.

You will probably be asked by the seller to put your offer in writing.

Exchange details of solicitors with the seller and ask them for a copy of the Escritura (deeds) this will help your solicitor.
